Resist the temptation to list and market the property before it is entirely ready. Often agents are guilty of this too. This is a huge mistake. The first people to see your property will be your best prospects. Do not lose the opportunity to wow them at the first visit!

 

 

Minor Improvements for Major Impact
Most sellers already know the importance of cleaning, organizing and clutter removal, so I won´t repeat what you´ve probably seen a hundred times. Below are some minor improvements that I´ve found really update and add value to an older home.

 

 

Exception- If your home requires major remodelling do not do anything until you talk to me. Part of my service is to advice you on what specific improvements are most advantageous for your property. Even if you are months away from listing, I will help you prepare your home for the market.

 

• Replace fixtures and faucets on sinks, tubs, showerheads. Kitchens and baths sell homes. This one change will instantly update the look of your home. 
   
• Replace your front entrance flooring. Many buyers will eliminate a home (consciously or not) within the first few seconds of entering. Large tile, stone, slate etc. will make a great first impression in your entranceway. Since it’s such a small area, you can afford to splurge on the very best material here.

   
• Replace outdated light fixtures and ceiling fans.

   
• Replace kitchen and bathroom cabinet door handles.

   
• If the interior need painting, choose warm neutral colors for Today’s look.

   
• New toilet seats. Enough said.

   
• Replace worn or stained carpet.  If a home has older or dirty carpet, the buyers will not like the home! Offering an allowance is not a good idea as buyers will often deduct the amount of the cost of carpeting from their offer and then deduct the allowance on top of that. Also, buyers who need to move in right after closing will not even make an offer. Putting in a new, inexpensive neutral carpet with a good pad is the solution.

   
• Paint just the exterior door and window trim. Fresh look, minimal cost.

   
• Power wash the exterior.

   
• Replace a small door knob with a substantial looking lock and handle set.
  Says ”Solid home.”
  

   
• Remove old fashioned curtains, drapes and mini blinds.
  Bare windows are preferable.

   
• A small lamp on an otherwise dark corner of the kitchen or bath counter adds elegance and warmth.

   
• Most rooms will benefit from removing one piece of furniture.
