Now that the homebuyer Tax Credit purchase period has expired as of April 30, the number of new sales has decreased dramatically, especially in the "under $300,000" price range. During the first quarter 2010 the same category showed a large increase, and inventory levels dropped. As a result the entry price point went up in Lakeway. Last year there were numerous listings in the low $200,000's- they were largely fixer uppers, but now there are very few coming on the market under $240,000.  Identifying the absolute bottom of any market is impossible until that point has actually passed. Right now, it may be too soon to say that the market in general has turned a corner but it appears that investors have woken up and and are back in. Financing is at historically low rates, but rates are expected to creep back up once the economy stabilizes. A one percent increase in the rate will affect your buying power more than thousands off the sale price. Summer 2010 could be a great opportunity to aquire a property before prices really start to move and also lock in a super low payment.

Homebuyer Tax Credit Is Extended Through June 30, 2010
  
Who Qualifies for the Extended Credit?
  • First-time home buyers who sign a purchase agreement between November 7, 2009 and April 30, 2010.
  • Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.
  • To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

How Much Is Available?

  • The maximum allowable credit for first-time home buyers is $8,000.
    The maximum allowable credit for current homeowners is $6,500.

Will the Tax Credit Need to Be Repaid?

  • No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.
