The Wow Factor
 

It’s a fact that buyers look at an average of 12-15 homes before they buy. That is not counting the dozens, if not hundreds, of homes they preview online. Often the homes we look at all blend in to one big mushy memory. You want the buyers to remember your house at the end of the day. How do you make it stand out? Enter the WOW Factor.
 
Make the buyer say “WOW!” People actually say this when a WOW factor is present. I have heard it hundreds of times, and usually the WOW house is the one they make an offer on. The WOW Factor transforms a feature into an emotion. Emotions sell a home.
 
 
What is a WOW Factor?
 
Simply stated, it is something done exceptionally well THAT IS NOT EXPECTED.
 
A great view is a WOW if you’re lucky enough to have one. Gorgeous polished wood floors, a great backyard patio, a walk-in "spa" shower, a waterfall at the pool, a unique bathroom vanity or sink, a distinctive front door can all qualify. Decorative ceilings are “in” right now, as are outdoor kitchens/living rooms.

Almost anything can be a WOW, but it depends on the price range you’re in.
What is a WOW at $300,000 is not at $1,000,000.
 

I once had a WOW garage. It was extra large, had a wall of built-in storage, was completely finished and painted, and had a high gloss epoxy floor that was clean enough to eat off of.
 
 
 
 
Note
In a buyers market you will need a WOW to even get serious interest. In a sellers market a WOW can get you multiple offers.
